Title Insurance for your Real Estate
I recently did a tour of a local title insurance company with our office to give everyone a look at how much work goes into researching and then issuing a title insurance policy for real estate. This insurance assures the purchaser of the property that there are no unsatisfied liens against the property...liens that could be transferred to the new buyer if not cleared up. We also learned more about the types of insurance that you can request for some real estate. For instance, 1-4 unit residential properties that are held in title by an individual(not trust, estate, etc) can choose between a 2006 alta loan policy and a 1998 alta loan policy. Both insure the title but the 1998 policy has an extended coverage that may cover items not covered under the 2006 policy. The extra cost is minimal ($50.00) in comparison to the extra coverage you obtain. Also, keep in mind that the default policy that a title company will issue is the 2006 coverage, so if you want the extra coverage available with the 1998 policy then you must request it when ordering.
